Commercial lease of premises on Prozorro.Sale: Ukrtelecom and other companies

Prozorro.Sale is used to lease out not only state and municipal property. Companies also put their own premises up for open auctions — this way the tenant is chosen transparently, at the highest price. In our catalogue these lots form a separate “Commercial lease” group.

Who leases

The largest lessor here is Ukrtelecom: thousands of premises in cities and towns across Ukraine. These are former telecom hubs, telephone exchanges, offices, often in the centre of town. Besides Ukrtelecom, other companies — industrial, energy, development — lease out premises too.

What is leased

• Small premises from a few square metres — for an office, a service point, an order pick-up point, an ATM.
• Offices and floors in administrative buildings.
• Retail premises on ground floors.
• Warehouses, garages, parts of property complexes and whole buildings.
• Space on roofs and in technical rooms — for equipment.

The price is monthly rent, marked “/ mo” in the catalogue. For small premises in district towns it can be a few hundred hryvnias a month.

How it differs from state property lease

The lease of state and municipal property follows a separate law with rules common to everyone — see our guide to state property lease. In a commercial lease the lessor sets the terms: the term, payment procedure, who pays for utilities, whether renovation and subletting are allowed. All of this is in the announcement and the draft contract, so read them before applying.

How to choose premises

• Filter the catalogue by region and town and set a price — the area is shown on the lot card.
• Read the description: floor, condition, separate entrance, heating, internet, parking.
• Inspect the premises — the lessor’s contacts are in the announcement.
• Work out the full cost: rent plus utilities and other payments from the draft contract.

How to take part

1. Register on one of the accredited Prozorro.Sale e-marketplaces.
2. Pay the registration fee and the guarantee deposit and apply before the deadline shown on the lot page.
3. On auction day, raise the rent online; whoever offers the most wins.
4. After winning — the protocol and the lease contract within the deadlines in the announcement.
