Prozorro.Sale auctions in Vinnytsia: 3 m² at Pravednykiv Svitu, 35 leased for UAH 10,000 a month, while 22 of 26 Ukrtelecom auctions failed

As of 17 October 2026, 56 auctions in Vinnytsia accept applications on Prozorro.Sale: 33 leases, 15 property sales, the rest land, privatization and bankruptcy. In the last 60 days the city held 113 auctions, and 63 of them failed.

35 Pravednykiv Svitu St: what Ukrposhta leases

In July Ukrposhta leased a 3 m² space here. The starting rent was UAH 1,750 a month, three bidders competed, and on 28 July the auction ended at UAH 10,001 — 5.7 times more.

Now Ukrposhta is leasing garages of 127.5 m² in total at the same address for UAH 8,000 a month. The first auction on 13 October failed — there was not a single application. The second attempt is on 28 October at the same price, applications until 27 October.

Other Ukrposhta auctions in Vinnytsia: 26 m² at 22 Mykoly Ovodova St — UAH 10,250 a month, auction on 28 October; 197 m² at 40 Kosmonavtiv Avenue went on 6 October for UAH 145,500 a month from a start of 130,000 (three bidders).

Ukrtelecom: 22 of 26 auctions failed

In two months Ukrtelecom held 26 lease auctions in Vinnytsia, and 22 of them failed. It now has 13 lots, and seven of them are on their tenth to fourteenth attempt: an 88.4 m² basement at 8 Soborna St, 660.2 m² of non-residential buildings at 11-L Nahirna St, an 867.1 m² fourth floor at 28 Kotsiubynskoho Avenue, sheds at 6 Oleksiia Beresta St.

New in October — three floors of an industrial building at 10 Soborna St: the fifth (1,115.8 m²), the sixth (1,117.6 m²) and the seventh (1,099.1 m²), 3,332.5 m² in total for UAH 558,000 a month, about UAH 167 per metre. The auction is on 11 November, first attempt. The ground floor of the same building, 556.5 m², failed for the tenth time on 1 September.

Little of Ukrtelecom’s space gets leased: in September 65.4 m² at 22 Ovodova St went for UAH 15,000 a month from a start of 10,260, and another 52.4 m² in the same building — at about the start.

City and regional leases: from UAH 30 a month

Municipal property is leased by the city council’s municipal property department (13 lease lots now) and the regional joint communal property department. Half of the leases over six months were signed at most 1.7% above the start. But there are jumps:

• the transport college at 28 Heroiv Natshvardii St leased 79 m² on the ground floor for UAH 13,500 a month from a start of UAH 79, and 58.1 m² — for 9,500 from 58.10 (August);
• the regional department leased 2.07 m² of a hall for UAH 3,601 from 385.20.

Right now the State Property Fund is leasing an 85.4 m² garage at 38 Pryvokzalna St starting at UAH 30.10 a month — auction on 17 November. The city council has listed several built-in and basement premises of 31–112 m² starting at UAH 4,600–24,500 a month (auctions on 20 October).

What else accepts applications

• Privatization: a 351.1 m² basement at 3 Soniashnykova St — UAH 1.78 million, a 78 m² basement at 75 Khmelnytske Highway — 1.35 million; auctions on 2 November.
• Land: a 0.068 ha plot on Honty St for retail buildings — UAH 3.0 million, second attempt, 17 November; lease rights to 0.3409 ha on Yuriia Levady St (retail) — UAH 406,806, 25 November; 0.3771 ha on Aivazovskoho St — UAH 125,065, 30 October.
• The state enterprise Fort of the Interior Ministry is selling ten CNC machine tools and machining centres made in 1988–1997 — from UAH 22,234 to 116,493, auctions on 11 November.
• Bankruptcy: a claim for UAH 21.78 million — first repeat auction at a 20% discount, 29 October.

The biggest sales of summer and autumn

• A bankrupt’s 466.2 m² shop at 69a Keletska St — UAH 24.51 million from a start of 23.53 million (one bidder, 3 September).
• A 229.9 m² office at 6 Svobody Boulevard — 9.2 million from a start of 5.56 million, five bidders.
• A 55.2 m² shop at 14 Zamostianska St — 5.8 million from a start of 3.74 million.
• On 31 August customs sold state-owned cars: a 2008 VAZ-2123 — for UAH 161,001 from a start of 75,570 (six bidders), a 2011 Chevrolet Niva — for 129,991 from 80,649.

What it means

In Vinnytsia people bid for small premises in busy places — even 3 m² at 35 Pravednykiv Svitu St went for 5.7 times the start. Ukrtelecom’s large spaces, meanwhile, stand empty for months: if you need a floor for an office or a warehouse, you can wait for the next attempt and deal with a lessor that cannot find a tenant.
