Prozorro.Sale auctions in Kryvyi Rih: Ukrtelecom has not leased a single office, while city premises get snapped up

As of 16 October 2026, 47 auctions in Kryvyi Rih accept applications on Prozorro.Sale, 39 of them real estate. In the last 60 days the city held 133 auctions, and 87 failed. But behind the average are two different markets: Ukrtelecom offices that nobody takes, and city property that people bid for.

Ukrtelecom: 49 auctions — not a single tenant

In two months Ukrtelecom held 49 lease auctions in Kryvyi Rih, and all of them failed. It now has 26 lots: mostly whole floors of 400–800 m² in former telecom buildings at Vodopianova St, 1a, Admirala Holovka St, 71, Dnipropetrovske Highway, 48, Sokolovska St, 8a and Heroiv Mariupolia St, 71. The starting rent is UAH 12 to 40 per square metre a month, half of the lots up to UAH 23.

For example, 812.3 m² at Vodopianova, 1a is offered for UAH 9,748 a month — already the fourteenth attempt. The next auctions for most of these lots are on 13 November.

Heroiv ATO, 97

This address is often searched together with “Kryvyi Rih”. Ukrtelecom leases three premises here, all auctions on 13 November:

• 656.8 m² on the second floor — UAH 22,988 a month, twelfth attempt;
• 415.2 m² on the third — UAH 13,971, thirteenth attempt;
• 198.7 m² on the third — UAH 6,686, thirteenth attempt (the previous auction on 2 October failed).

Nearby, at Heroiv ATO, 30, there are groups of premises of 160–294 m² at about UAH 40 per metre, fifth attempt, auctions on 17 November.

City property: a symbolic start, a market finish

Municipal property leased by the city’s property department is entirely different: 53 auctions in two months, 32 with a winner. Of 30 state and municipal property lease auctions in the city only one failed.

The starting rent here is often symbolic, and bidding sets the real price:

• 15.8 m² in the main building at 55 Serhiia Kolachevskoho St — UAH 26,000 a month from a start of UAH 16 (auction on 5 October);
• 1 m² in the same building — UAH 150 from a start of UAH 1;
• 40 m² of roof at Kolachevskoho, 62 — UAH 1,000 from 24;
• 111.2 m² at 18 Tsentralnyi Avenue — UAH 5,700 from 2,332.

Privatization and bankruptcy

Privatization in the city is competitive, though not always: of 26 auctions in two months, seven have a winner and 13 failed. Those that happened saw clear price growth:

• a non-residential building at Nikopolske Highway, 3B — UAH 200,100 from a start of 18,497, 10.8 times more;
• premises at 21 Tsentralnyi Avenue — 120,000 from 61,397;
• premises at 43/3a Fedora Karamanyts St — 90,364 from 49,963.

In bankruptcy this summer a 74/100 share of 213 m² premises in a nine-storey building sold for UAH 5.4 million from a start of 2.34 million, and a former 348.7 m² bank branch at 20 Pivdennyi Avenue — for 5.24 million from 4.94 million.

• An integral industrial property complex — UAH 55 million, auction on 30 November.
• An industrial building complex of 2,717 m² at 20a Kropyvnytskoho St — UAH 12.56 million, 30 October.
• The complex of former kindergarten No. 214 (2,181 m²) at 28a Volodymyra Tereshchenka St — privatization by the State Property Fund, UAH 2.37 million, 23 October.
• A 104.8 m² house at 73a Mykoly Kulisha St from RVS Bank — UAH 1.2 million, 27 October.
• Bankruptcy, Dutch auctions on 19 October: non-residential building No. 22 of 1,643.5 m² — UAH 71,222, a 220 m² metal warehouse office — 60,592, a 63.55 m² transformer station building — 247,100.
• Inventory of the Yenakiieve Metallurgical Plant in bankruptcy — lots from UAH 4,000 to 533,002, auctions from 26 October to 2 November.

What it means

For tenants of large spaces Kryvyi Rih is now a buyer’s market: Ukrtelecom offices have been waiting for a tenant for over a dozen attempts, and an application at the starting price has every chance. But for small municipal premises be ready to bid: a symbolic starting rent says nothing about the final one.
