Land price per hectare by region: leasing and buying at Prozorro.Sale auctions in 2026

How much does a hectare of land cost in your region? We collect every Prozorro.Sale land auction daily and calculated per-hectare prices for agricultural land in each region — not from listings, but from auctions that actually took place. The tables below update automatically; the figures in the text are as of 7 October 2026.
In short
- Lease: the median final rent at auctions over the past year is UAH 5,761 per hectare a year. The starting rent of lots accepting applications now is UAH 3,463. In a typical auction bidding raises the rent 2.2 times above the start. The final rent is roughly a quarter (26%) of the plot’s normative monetary value per year.
- Purchase: the median sale price is UAH 172,633 per hectare, twice the starting price.
- Regions differ several-fold: leasing a hectare costs UAH 25,000 a year in Khmelnytskyi Oblast and about UAH 2,000 in Chernihiv Oblast.

The most expensive leases are in Podillia and Poltava: Khmelnytskyi (median about UAH 25,000 per hectare a year), Ternopil (UAH 22,400), Vinnytsia (UAH 18,700) and Poltava (UAH 15,600) oblasts. Competition there is strong: bidding raises the rent 4–6 times. In Ternopil Oblast, in half of the auctions the annual rent exceeds the plot’s normative monetary value.
The cheapest are Chernihiv (about UAH 2,100) and Rivne (UAH 3,650) oblasts. Zakarpattia, with a median of a few hundred hryvnias, is a special case: it mostly leases mountain hay meadows and pastures, not arable land.
In Kyiv Oblast, the starting prices of lots open now are high — mostly 1–5 hectare plots near cities. The median of auctions completed over the past year is about UAH 4,100: a high starting price does not mean that is what plots go for.

A hectare costs most in the west and the centre: Ternopil (median about UAH 249,000), Lviv (UAH 225,000) and Khmelnytskyi (UAH 223,000) oblasts. Poltava Oblast leads by number of sales (over 200 auctions a year) with a median of about UAH 195,000; Kyiv Oblast — about UAH 187,000.
Cheaper land is in the east, south and Polissia: Chernihiv (about UAH 83,000), Mykolaiv (UAH 85,000) and Dnipropetrovsk (UAH 87,000) oblasts.
Note that auctions mostly sell small plots of 1–5 hectares — often former land shares (pai) put up by private owners. A hectare in a larger plot is usually cheaper: in our data, 5–20 hectare plots sell for about a third less per hectare than 1–5 hectare plots.
What “of NMV” means
The normative monetary value (NMV, НГО) is the state’s valuation of a plot; land tax and rent are calculated from it. It is stated in every land lot announcement. The “Of NMV” column shows what share of that valuation the annual rent offered at auction makes up. For example, 25% means the tenant pays a quarter of the plot’s normative value each year.
Market sale prices are usually several times higher than the NMV — at auctions over the past year a hectare sold for almost five times its normative value on average.
How we calculate
- Agricultural land only: commercial farming, personal and family farming, hay meadows and pastures. Building plots cost tens or hundreds of times more per hectare and would distort the picture.
- Median, not average: half of the auctions are cheaper, half are more expensive. One very expensive plot does not shift the median.
- Final price — auctions completed in the last 12 months. If a region has fewer than five, we do not show a final price: a few deals prove nothing.
- Starting price — lots accepting applications right now.
- Lease — rent per year; purchase — the plot price. We exclude seized land: enforcement officers often sell a share of a plot while the area in the lot is the whole plot.
- Data comes from the open Prozorro.Sale API. Private deals at a notary are not included and may differ.
